Turnovers

Every room checked.Every photo proved.

A checklist for every checkout, built three weeks ahead across Airbnb, Vrbo and direct. Your cleaners work through it room by room on their phone, with a photo on every item that needs one. You decide once what done looks like, and every clean after that is held to it.

  • Checklists by room, created for every checkout on every channel
  • Photo proof on the items that matter, with a minimum per item
  • Your reference photo on every task, so how it should look is never a guess
  • An AI check compares each photo with your reference and flags what looks off
  • A team lead reviews, sends work back with a note, and signs each turnover off
  • A ready-for-guests alert the moment the last item is done

The AI looks at every photo against yours and leaves a note when something is wrong — the kind of thing a tired eye misses at the end of a long clean. It never approves anything by itself. It makes sure a person looks.

Your team

An app your cleanerswill actually open.

Built for a phone in one hand and a mop in the other. Every stay and every turnover, the door code for each stay, and today's checklist, in English or Spanish.

  • The full schedule across Airbnb, Vrbo and direct on one screen
  • Door codes per stay, kept out of email
  • Clock in and out, with hours you approve before anyone is paid
  • Alerts each person chooses: the evening before a turnover, schedule changes, a morning summary
  • Fully in Spanish, with notes and comments translated automatically
  • Private by design: staff see a first name, the party size and pets, never money, emails or surnames

Between stays

The house looks after itself between stays.

The jobs nobody remembers until something breaks, the supplies that run out on a Saturday night, and the damage found three days after checkout. Each one has a place, a person and a paper trail.

Maintenance that comes round on time

Recurring jobs, from filter changes to deep cleans, become a task two weeks before they are due, assigned to the right person and linked to the vendor who does them.

Supplies that never run out

A par level for everything the house uses. Staff count stock on their phone, and when something drops below par you get one email, not ten.

Damage, lost and found, with proof

Staff report damage or a left-behind item from the turnover, with photos, tied to the stay automatically. Track the claim to recovery, and recovered money lands on your P&L.

Guests can show you what they see

During their stay, guests can upload photos and short videos from their reservation page. Anything marked as a problem reaches you straight away, before it becomes a review.

Numbers

Know what the houseactually made.

Revenue by channel, occupancy and rates on one calendar, and a real profit and loss at the end of the month, with Airbnb and direct side by side rather than in two dashboards that never agree.

  • A calendar coloured by channel, with occupancy over the next 30, 60 and 90 days
  • Average rate and revenue per available night, for direct and Airbnb, each labelled
  • A monthly owner report in your inbox on the 1st
  • A P&L that takes room tax out of direct totals, estimates what Airbnb kept, and subtracts card fees, expenses and labour
  • Expenses with receipt photos, or import a bank statement and let duplicates sort themselves out
  • A tax pack: the spreadsheets your accountant asks for, in one download
  • Pricing pace against last year and your own target, with a suggested rate for each opening

Demand

See the guestsyou're turning away.

Analytics tools count visitors. They can't tell you that someone searched your dates last Tuesday and left because you were full, or that a quote went cold. This can.

  • Every date search recorded, including the ones you couldn't fill
  • A funnel from search to quote to booking, built from what actually happened
  • Every open stretch for the next twelve months, tagged and ranked
  • One click turns a gap into a booking link and a message ready for past guests
  • Quotes that went quiet get a polite follow-up, twice at most
  • One guest list across Airbnb and direct, matched by email or phone, never by name

Front desk

Every conversation, in one place.

One inbox

Direct enquiries, booking conversations and your imported Airbnb history in one place. Reply from your own email on your phone and the thread stays in sync.

Templates that fill themselves in

Saved messages that drop in the guest's name, dates and details, with a preview that shows exactly what they will receive.

A help assistant on every page

Answers questions about the house around the clock, checks your real availability, and passes anything it can't answer straight to your inbox.

A phone assistant

Takes calls when you can't, and files each one in the same inbox as everything else.

Growth

A marketing team that never sleeps, and never posts without asking.

Hermes is our growth engine, and it is what produces the social content in the Signature plan. It plans the week, finds the local businesses worth partnering with, and drafts the outreach, then waits for a person to say yes.

  • A weekly content plan, with posts drafted for YouTube, TikTok and Instagram
  • Nothing publishes until it has been approved
  • Local partners found and scored from Google and Yelp
  • A daily batch of partner outreach, capped so it never reads like spam
  • A daily check on your site, so a broken booking page is caught before a guest finds it
